Q1: What lots are currently available in Calterra Country Estates® ?
Calterra Country Estates® has full 4-acre lots available for clients interested
in building their acreage dream home or simply to purchase a large parcel of land
for future investment or future building plans.
Calterra Country Estates® Lot 72 is located in the north estate area of
Calterra Country Estates®, on the north-west side of Calterra Estates Drive.
This is one of the highest elevation premium view lots in our area,
with high-elevation view of other lots in our development area and vicinity.
The high elevation of this lot provides premium views of mountains to the west
and Calgary skyline of Nose Hill Park and Hamptons to the south.
The lot offers unique privacy backing on to farm field to the north and premium
panoramic views in all directions.
This is the last vacant 4-acre lot available north of Calgary, with
Residential R-2 zoning and full services ready for future owner's completion
of their dream acreage home.
Calterra Country Estates® Lots 47 & 49 are located in the west-side estate area of
Calterra Country Estates®, on the east side of Calterra Estates Drive.
These lots are interior lots which provide more sheltered location while still
retaining some of the premium southwest views of mountains and Calgary skyline.
Choice building sites provide savings from very short driveway requirements,
standard septic systems (rather than much more expensive PSTP Packaged Septic Treatment Plant
requirements needed with the smaller 2-acre lots), and premium topsoil conditions
for premium future landscaping options.
These 4-acre lots are zoned R-2 (minimum home size 1206 sq.ft.), providing very affordable acreage home options.
These are the last 4-acre (R-2) lots anticipated to be available in our
general area north of Calgary currently and in the future.

Q2: Are these 2-acre lots also part of Calterra Country Estates® ?
No, these 2-acre lots located further east (on Calterra Court road) are in a development called Mountain Lynn Estates.
This development is not part of, or associated with Calterra Country Estates®,
and is not authorized or permitted to represent itself as part of our development.
These are the lots that were being marketed as Mountain Lynn Estates from 2007 to 2013,
and only recently decided to abandon their development name and try to advertise under
the Calterra Estates® name and association.
Mountain Lynn and its 2-acre lots are fully distinct and separate from
Calterra Country Estates®, with their own Mountain Lynn Homeowners Association,
and their own responsibilities, costs and liabilities for their own deep
stormwater ponds and amenities.
Some of the existing 4-acre lots created in Calterra Country Estates® (Phases 2 and 4) in 2007
are now redesignated to R-1 zoning, and are currently in the process of
subdivision into 2-acre lots.
Q3: Why are there mixed dirt piles on some of the lots ?
These dirt piles were deposited on some of the 2-acre lots in the Mountain Lynn
development (including Lots 26 and 27).
Due to the mixed nature of these piles,
we cannot confirm their planned usage or their future suitability for either
driveway construction (requiring proper clay or gravel materials) or surface
Dumping of mixed or contaminated materials is not permitted for any reason
anywhere in Rocky View County, including on residential lots in estate developments.
Q4: What type of development is on the north-east side ?
This area is identified as part of Phase 5, which also includes
the current Mountain Lynn lots.
The current zoning for this parcel is R-2 Residential, which excludes non-residential
uses such as industrial, commercial or farming activities.
Although this parcel is not currently compliant with existing Rocky View County
Land Use Bylaws, compliance and adherence to the proper zoning usage and County bylaws
will probably be initiated by some of the future lot buyers of the Mountain Lynn
2-acre lots whose future new home and acreage values may be most directly affected
by this adjacent parcel.
Q5: What are the lot prices and values in the Calterra area ?
Prices for full-size 4-acre estate lots in Calterra Country Estates® generally
range from $475,000 to $500,000 based on prior sales and current appraisal values.
These values are further supported with County assessment values that range
from $394,000 to $399,000.
Prices for the smaller 2-acre acreage lots in Mountain Lynn currently range from
$365,000 to $425,000, based on the recent sale prices of $300,000 for the
premium west-facing 2-acre lots and County assessment values that range
from $254,000 to $279,000.
New property tax assessment values for 2015 indicate increased valuations of
vacant lots in our area. The 2-acre lots in the adjacent Mountain Lynn (Phase 5)
development indicate 2-acre lot assessment values ranging from $283,000 to $312,000.
The assessment values for the west-side 4-acre estate lots in Calterra Country Estates®
now range from $447,500 to $467,900 , further reinforcing the strong market values
of our 4-acre lots and our excellent retail prices for our last few remaining lots.
The assessment values average for the 15 vacant 2-acre lots in Mountain Lynn
for 2015 is $295,370. The assessment values average for the 13 vacant 4-acre
estate lots in the west-side Calterra Country Estates® for 2015 is $451,930.
Q6: What is the difference between Rockyview R-1 and R-2 zoning and lots ?
R-1 zoning requires minimum lot size of 0.8 ha. (1.98 acres).
R-2 zoning is only available for larger lots with minimum lot size of 1.60 ha. (3.95 acres).
R-1 zoning requires minimum home size of 1,506 sq.ft.
R-2 zoning may allow smaller minimum home size of 1,206 sq.ft. (with developer's approval).
2-acre lots with R-1 zoning are limited to maximum 2 accessory buildings with maximum size of 1,291 sq.ft.
4-acre lots with R-2 zoning are allowed 3 accessory buildings with maximum size of 2,421 sq.ft.
Second home (ADU) options may be limited or unavailable on 2-acre (R-1) lots due to size, site and setback limitations.
Second home (ADU) options can be easily accommodated on the large 4-acre (R-2) lots.
All 2-acre (R-1) lots in Rockyview are required to construct the more expensive
Packaged Sewage Treatment Plant (PSTP) for home septic treatment systems.
4-acre lots (R-2) can use conventional septic treatment system (PSTS) for home septic systems.
Existing and proposed R-1 lots have Architectural Controls requirements and restrictions.
We have R-2 lots available without onerous restrictions and very flexible options.
Some 4-acre lots may also be purchased as 2-acre lot size directly from the developer,
while providing opportunity for immediate home building options.
2-acre (R-1) lots cannot be subdivided further, as they are already at the smallest available lot size.
4-acre (R-2) lots have future options for resubdivision into the smaller
and cheaper 2-acre (R-1) lots, offer wider range of use and benefits,
and provide higher investment value from larger land size.
