   Being close to many urban and rural amenities and enjoying the luxury of privacy and serenity of country estate living is the best of both worlds.

  
These photos were taken from the ground level of the lots in Calterra.   Whether you are looking for wide-open views of the mountains to the southwest, as in the top two photos, or magnificent countryside views with Calgary in the background looking at Shaganappi Trail, Nose Creek Park, Edgemont and Hamptons, as in the third photo, the choices of views is left up to the imagination of the homeowner.   Calgary views are even more magnificent at night when the streets and homes light up the southern horizon.

This family home was recently completed in the southwest location of Calterra Country Estates®, on a full-size 4-acre lot with R-2 zoning.

The zoning allows up to 3 large accessory buildings or similar workshops with combined size up to 2400 sq.ft., as well as potential for additional secondary homes (ADU).

Lot 44 on our Acreage Lot Plan page is a west-side estate view lot with 4-acre lot size and a new home currently under construction.   Current R-2 zoning provides excellent flexibility with home choices and sizes, with unobstructed views of north Calgary and the mountains.

These magnificent homes, as well as several others, have all been built on 4-acre lots in the west and southwest estate sections of Calterra Country Estates® Phase-1a, Phase-1b, and Phase-2 over the past 15 years, with some homes completed recently and other new homes just starting construction.

All of these homes are currently located on full-sized 4-acre lots with conventional septic systems.  

Smaller lots with R-1 zoning and 2-acre lot sizes will require the more expensive Packaged Sewage Treatment Plant (PSTP) for their new home construction, in accordance with Rockyview Policy 449.

This modern walkout bungalow on a 2-acre lot was built by the original lot owner in 2008 in the adjacent Mountain Lynn development.    It is one of only 2 homes that have been built on the 17 2-acre lots in Mountain Lynn (aka "Phase 5") since 2007.   The other 15 lots are still vacant.

   Could this be the site of your acreage dream home ?   Whether large or small, expensive or humble, the opportunity is unique as we don't anticipate any other large estate lots being created or available in our area in the future.   These are our last available 4-acre lots.

Lot 39 on our Acreage Lot Plan page is one of our few interior lots adjacent to several completed and landscaped acreage lots.

The lot is level and dry, with excellent panoramic views and appealing adjacent acreage homes.

Its 4-acre lot size, desirable R-2 zoning benefits, and premium views provide the best options for building requirements as well as a wide variety of available uses.

Sorry, Lot 39 is already sold and is no longer available.



Lot 49 and Lot 47 have premium location in the west-side estate section of Calterra Estates®.

These lots have the unique benefits of full R-2 zoning, including desirable home sizes, lower building costs, larger accessory buildings and workshops, and additional permitted lot uses.

Lot 80 and Lot 88 are premium estate lots, with R-2 zoning and full 4-acre lot size, fully paved roads and full services.

The north Phase-3 location provides some of the highest elevation lots in our area, along with premium views of Calgary, adjacent acreages, and the mountain horizon.

These lots provide privacy and freedom afforded by the lot size and location.   These lots back onto a farm field, offering very few near neighbours and premium views along with full lot services.

Sorry, both of these lots (Lot 80 and Lot 88) are already sold and are no longer available.

  

These photos were taken this summer from the north Phase-3 lots in Calterra Estates®.

The first photo shows the view of the existing lots and homes in west-side Calterra Estates®.

Second photo shows the view of Calgary, including Shaganappi Trail, Nose Hill Park and Hamptons.

Third photo shows the mountain tips in the background during the lazy hazy days of beautiful summer in the countryside.

Fourth photo is looking down at the 2-acre lots in the lower adjacent Mountain Lynn area.

The premium elevations of these lots ensure continued aesthetic benefits as well as excellent subgrade conditions for proper home construction.

Lot 72 and possibly Lot 64 may still be available as the last premium 4-acre lots in Calterra Estates®.
